Cracks are how water reaches the base. Sealing them is the cheapest preventive work available on an asphalt surface, as long as it is done while the cracks are still just cracks.
Crack sealing cleans out and fills working cracks so water stops entering the pavement structure. On a surface that is otherwise sound it can help slow deterioration. Once cracking has become interconnected and the base is fatiguing, sealing is no longer the right tool.
Crack sealing is not sealcoating. Sealcoating is a thin coat over the whole surface that protects and refreshes the look. It does not fill cracks that are moving. On many lots, cracks are sealed first and sealcoating follows.

- Can every crack be sealed?
- No. Wide areas of connected alligator cracking usually point to base failure and need repair or patching instead.
