Pothole Repair in Central Florida

Fill the hole. Fix the water problem behind it.

A pothole is what a drainage or base problem looks like once water has had enough time. Filling the hole without dealing with the water means doing it again.

Potholes form where water gets into the pavement structure, softens the base and traffic then pumps the material out. That is why they reappear in the same spots. We repair to full depth where the base has gone, so the repair is structural rather than cosmetic.

For commercial properties there is usually a liability dimension: a pothole in a drive aisle or near an entry is a trip and vehicle damage risk. Identify affected entries, drive aisles and other areas when discussing the repair scope.

Pothole Repair project scope

Pothole work we handle

  • Repair of multiple potholes across a property
  • Repair of recurring potholes that were previously filled
  • Drainage cause assessment so it does not come straight back
  • Assessment of damaged entries and drive aisles

Pothole Repair assessment

Common pavement and site concerns

Same pothole keeps returning

It was filled, not repaired. The base and the water path have to be addressed.

Potholes clustered in one area

Points to a drainage or base failure across that zone rather than isolated damage.

Pothole at a main entry

An entry pothole can affect vehicles and pedestrians. Include its location and access needs when requesting repairs.

Pothole Repair project planning

How the job takes shape

  1. 1

    Look for the water

Where it collects and where it gets in.

  2. 2

    Cut a square patch

Past the broken edge to sound pavement.

  3. 3

    Rebuild the base

Wet or contaminated material removed and replaced.

  4. 4

    Fill, compact, seal

Asphalt in lifts, compacted flush, seams sealed.

Discuss the site condition, drainage, access and intended use when requesting an estimate. Ask for a written scope so you can compare the proposed work.

Common questions

Can you fix potholes without closing the lot?
Sectional repairs may limit the area out of use, but closures depend on the repair location and layout. Discuss access and parking needs before work.
Why do potholes keep coming back in the same place?
Because water is still getting into the structure there. Until the base and the drainage are dealt with, a fill is temporary.
