New asphalt only lasts if what sits under it was built correctly. Tri-State handles the grading, the base and the paving with the same crew, so drainage and compaction are not somebody else's problem.

We pave parking lots, private roads, church and school drives, commercial yards and residential driveways throughout the Leesburg and Lake County area. Because we also run grading and dirt work, a paving job that turns out to need base repair or a drainage correction does not stall waiting on a second contractor.

Most of Central Florida sits on sand. That is workable material when it is cut to grade, stabilized and compacted properly, and it is the main reason pavement fails early when it is not. We build the section for the traffic the surface will actually carry, not for whatever thickness makes the number look good.

When cracking is full depth and the base is moving, sealing and patching stop buying time. That surface needs to be removed or overlaid on a repaired section.

Standing water is a grade problem, not a surface problem. It gets corrected during dirt work, before any asphalt goes down.

    Walk the site

    We look at the existing surface, the drainage, the access and how traffic uses the area.

    Written estimate

    Scope, section thickness and what is and is not included, in writing.

    Grade and base

    Cut, fill, shape and compact, with drainage and base preparation addressed for the proposed surface.

    Pave and compact

    Asphalt placed and rolled while it is at working temperature.

  5. 5

    Finish and hand back

    Edges, tie-ins and striping layout, then a clear timeline for when the surface can carry traffic.

Common questions

How long before we can drive on new asphalt?
Return-to-traffic timing depends on the mix, weather and vehicle loads. Ask for guidance for your project before using the surface. Heavy trucks and narrow-point loads need particular care, especially in Florida heat.
Do you handle the base work or only the asphalt?
Both. Grading, dirt work and base placement are services we run in house, which is why we can correct a grade problem during the same job.
Can you pave over an existing surface?
Sometimes. If the base is sound, an overlay is often the right call. If the base has failed, an overlay just hides the problem for a season. We tell you which situation you are in after looking at it.
