Parking Lot Paving Contractor in Central Florida

A lot built for the traffic it actually takes.

A parking lot takes a specific kind of abuse: slow heavy turning, delivery trucks on the same path every week, and standing water where the grade gave up.

That wear pattern is why lots rarely fail evenly. Drive aisles and dumpster pads go first, stalls last. We scope a lot by zone so money goes where the surface is actually failing instead of spreading a thin fix across everything.

Layout matters as much as surface. Stall count, drive aisle width, truck turning paths and ADA placement all get worked out as part of the job, because repainting a lot into a better layout is far cheaper during paving than after.

Parking Lot Paving assessment

Common pavement and site concerns

Drive aisles failing while stalls look fine

Normal. Those lanes carry the load. They can often be rebuilt without touching the whole lot.

Water pooling in the same spot every storm

Standing water can point to a grade or drainage issue. Assess the water path before deciding on a surface treatment.

Dumpster pad broken up

Pads take concentrated truck loads and usually need a heavier section than the lot around them.

Parking Lot Paving project planning

How the job takes shape

  1. 1

    Zone the lot

We map which areas are failing and why before pricing anything.

  2. 2

    Decide repair versus replace

Each zone gets the treatment its condition justifies.

  3. 3

    Correct base and drainage

Failed base gets rebuilt and grade gets corrected.

  4. 4

    Pave and compact

Asphalt placed at the specified thickness and rolled.

  5. 5

    Stripe and reopen

Complete the markings and discuss reopening based on surface conditions and the work sequence.

Discuss the site condition, drainage, access and intended use when requesting an estimate. Ask for a written scope so you can compare the proposed work.

Common questions

Does the whole lot have to be replaced?
Often not. Lots fail in zones, and drive aisles usually go first. We scope by zone so you are not paying to replace pavement that has years left.
How long is a lot out of service?
It depends on size and phasing. Discuss potential closures and tenant or customer access when planning the project. Weather, site conditions and the work sequence affect timing.
Can you add stalls or change the layout?
Yes. Layout changes are far cheaper to make during paving than afterward, so it is worth raising early.
