Roads fail from the edges and the base, not the middle. By the time the centerline looks rough, the shoulders have usually been failing for years.
We pave and resurface private community roads, access roads, park and facility roads and municipal surfaces. Road work brings its own constraints: residents still need to get home, emergency access has to stay open, and the shoulder and edge detail decides how long the surface lasts.
For HOAs and road associations, the practical question is usually whether the whole road needs rebuilding or whether a mill and overlay buys another long stretch of service. That answer comes from looking at the base and the edges, and we will put it in writing either way.
